Overview
Real Estate Investment Summit 2019
Real estate is a rare sector in India that has attracted more than a billion dollars in private equity money year after year for the past decade. There is a huge demand-supply gap in the residential market while a fast-growing economy has created a tailwind for commercial and industrial property development, thereby making a case for an investment opportunity.
Real estate is a rare sector in India that has attracted more than a billion dollars in private equity money year after year for the past decade. There is a huge demand-supply gap in the residential market while a fast-growing economy has created a tailwind for commercial and industrial property development, thereby making a case for an investment opportunity.
On the other side, a slew of policy initiatives over the past few years have infused a fresh hope. Be it the thrust on providing housing for all by 2022 and supporting measures to boost affordable housing, opening a window for new fundraising and boosting liquidity in the system with Real Estate Investment Trusts (REIT), strengthening the governance process with the Real Estate Regulatory Authority, the sector has clearly been under focus. It has also seen a few pan-India developers emerging in a business that has traditionally been a localised or regional affair given the nuances of navigating the regulatory hoops.
Yet, several challenges are restricting the developers and the investors from tapping into the opportunities. To map out the investment and business opportunity in the sector, deliberate on the regulatory norms and what needs to be done, and discuss the emerging themes in the sector, VCCircle is organising its debut edition of the Real Estate Investment Summit.

Panel 1: Mapping the investment opportunity
The three spokes of realty investment--residential, commercial and industrial--have seen divergent trajectories. The residential segment continues to face a demand-supply mismatch. In commercial, big investors are dominating the action. The industrial segment is just about emerging from the shadows of a captive business to become an investment opportunity. How do investors look at the three sets of equations? What are the lessons from the investments so far and what’s the way forward?
Murali M, Shriram Properties
Sharad Gohil, IndoSpace Capital Advisors Pvt. Ltd.

Panel 2: Policy focus
Real estate has clearly been in the limelight in terms of policy changes over the last few years. Be it implementation of RERA and REIT or other moves to push affordable housing, not to forget the backwash effect of demonetization. What more needs to be done? Is the current regime and rules conducive enough to look at REITs? What are the red herrings? Are there regularity aspects that the emerging categories like co-working and co-living spaces need to watch out for?
Kartik Iyer, Table Space Technologies
Kapil Khandelwal, El-Toro
Balaji Rao, Axis Real Estate
Amit Thakkar, ndiabulls Asset Management Company Ltd.
Beena, VCCircle (Moderator)
11:50AM – 12:30PM
Panel 3: Affordable housing
It has become the buzzword in the realty business after the central government's Housing for All scheme. A slew of developers have added this as a new business and investors are lapping up the segment. How is the economics working out for a segment that was labelled as low-margin earlier? Are we really producing affordable housing and is it reaching the target segment? Are developers making affordable homes within easy reach of city workplaces and nearby suburbs?
Rohitashwar Poddar, Poddar Housing & Development Ltd.
Rajesh Krishnan, Brick Eagle Group
Anand Narayanan K.B, Puravankara Limited
Vipul Roongta, HDFC Capital Advisors Ltd
Amit Goenka, Nisus Finance (Moderator)
12:30PM – 1:00PM
Panel 4: Technology rebuilding the real estate space
Technology is quietly reshaping what is the original brick & mortar business. Prop-tech startups are linking buyers and sellers, changing the conventional mode of renting properties, showcasing the asset virtually and through augmented reality, managing the backend with accounting and other solutions. How scalable are these ventures? Is the consolidation in the classifieds space over? How has been the adoption of the technologies by legacy developers?
Sameer Nayar, Founder & CEO, Build Supply
Tanuj Shori, Co-Founder & CEO, Square Yards
Tushar S. Vagal, Head IT, L&T Realty
Bruhadeeswaran, VCCircle (Moderator)

Panel 5: Emerging themes
While the three traditional segments have their own challenges and business opportunities, several new sub-segments have emerged in the last three to five years: co-working, shared-living, student housing, senior living etc. What are the business dynamics of these white spaces? What is the gestation period in such investments and what are the challenges?
